Tarneit and Truganina lots are often handed over close to level. The earthworks are a detailed cut of a few hundred millimetres to slab design — plus every cubic metre of spoil leaving a block that has nowhere to stockpile. The bottleneck is the diary: when a stage titles, every builder wants the same fortnight.
Book against the confirmed slab date, not the week you remember. Wet Wyndham clay after winter rain is a compaction risk; an honest operator will delay a day rather than fail the pad. From Melton, Leakes Road is a practical run — tighter than crews coming from south or east of the river.
